Purpose and Effect of Applications for Consent & Minor Variance

The intent of the consent and minor variance application is to sever the subject property into two rural residential parcels
for future residential development. The subject property does not contain any structures.

It is proposed that the lot to be severed will have an approximate frontage of 14.7 m (48.2 ft) on Beachville Road, an
approximate depth of 59.6 m (195.5 ft), and approximate area of 3,436 m2 (36,984.8 ft2). Minor variances have been
requested to permit a reduced frontage of 14.7 m (48.2 ft) and a reduced lot depth of 59.6 m (195.5 ft).
It is proposed that the lot to be retained will have an approximate frontage of 48 m (157.5 ft) on Beachville Road, an
approximate depth of 80 m (262.5 ft), and an approximate area of 3,990 m2 (42,948 ft2). The area for this lot excludes
the area dedicated to the driveway access.

The subject property is legally described as Part of Lot 9, Concession Broken Front, Part 3, Plan 41R-10231, Township
of South-West Oxford. The property is located on the south side of Beachville Road, between Budd Line and Foldens
Line, and are known municipally as 584518 Beachville Road.
