Application for Consent - B26-33-4 (Kloepfer Holdings Ltd. & William Kloepfer)

Purpose and Effect of Applications for Consent & Minor Variance

The intent of the consent application is to convey approximately 35.12 ha (86.9 ac) of lands zoned ‘General Agricultural
Zone (A2)’ from the subject lands to the abutting 99.1 ha (244.9 ac) agricultural parcel and retain a parcel of
approximately 0.8 ha (1.98 ac) to be used for rural residential purposes. No new development is proposed as part of this
application.

The proposed lands to be severed have frontage on Prouse Road. Part of these lands are in agricultural production
(cash crop) and there are natural heritage resources in the south-west corner of the property (significant woodlands and
non-provincially significant wetlands). The proposed lands to be retained would have a frontage of approximately 62 m
(203.4 ft) on Prouse Road and an average depth of 129 m (423.2 ft), and contain an existing dwelling (circa 1870), and
two (2) accessory structures totalling approximately 165 m2 (1,776 ft2).

The subject property lands are legally described as Part Lot 10, Concession 4 West Oxford as in B17518, Township of
South-West Oxford. The lands are located on the south side of Sweaburg Road, between Budd Line and Foldens Line,
and are known municipally as 484396 Sweaburg Road.
