NOTICE OF PUBLIC HEARING FOR APPLICATION NO. A08-2025

The Township of South-West Oxford Committee of Adjustment has received an application for Minor Variance or for permission from:

You will be provided with details to participate electronically in the Committee of Adjustment Hearing on July 8th, 2025 at 9:00 a.m. when this application will be considered by the Committee.

 

Nature and Extent of Relief Applied for:

 

Relief is requested from the following provisions of the Township of South-West Oxford Zoning By-law No. 25-98 to facilitate the construction of a new detached 105 m2 (1,125 ft2) accessory structure (shed/garage) to replace the existing frame shed on the property:

 

  1. Relief from Section 6.1 to allow a detached additional residential unit (ARU) on the subject lands;
  2. Relief from Section 6.1, Table 6.1.1.3 – Regulations for Accessory Uses, to increase the maximum permitted lot coverage of a building or structure accessory to a residential use within an Agricultural Zone from 185 m² (2,000 ft²) to 308 m2 (3,312 ft2) to facilitate the construction of a detached additional residential unit within a residential accessory structure on the subject lands;
  3. Relief from Section 6.4, Table 6.4.2.3 – Provisions for all Additional Residential Units, Location of Entrances to permit an entrance to the proposed Additional Residential Unit in the front yard of the subject lands;
  4. Relief from Section 6.4, Table 6.4.2.4 – Provisions for Detached Additional Residential Units, specifically the maximum permitted distance from the Principal Dwelling, to allow a Detached Additional Residential Unit to be located up to 98.4 metres (240 feet) from the Principal Dwelling, where a maximum distance of 30 metres (98.4 feet) is required.

The subject property is legally described as PT LT 16 CON 4 DEREHAM AS IN 507279 S/T RIGHT 507279; SOUTH-WEST OXFORD in the Township of South-West Oxford, and is municipally known as 343796 Ebenezer Road. A sketch plan showing the location of the property is attached.
