Building Permits

A Building Permit is a document which grants legal permission to begin construction of any new structure, addition or renovation. A permit is issued only when the plans for construction comply with the Ontario Building Code, South-West Oxford’s Municipal By- Laws and other applicable laws and regulations. Building permits are necessary to ensure that zoning requirements, fire and structural safety standards and other building standards are met, primarily for health and safety reasons. It is the building and or property owner's responsibility to ensure that a building permit is obtained when required.

The following requires a building permit approved by the Chief Building Official:

  • New buildings greater than 10 square meters (108 sq ft)
  • Additions, any size (including carports, garages, porches, decks)
  • Renovations
  • Demolitions – all structures (Farm structures are exempt from permit fees)
  • Prefabricated structures
  • Existing buildings moved to a new location
  • Mobile homes
  • Plumbing, heating and ventilation systems

  • Roof or well mounted solar panels 75 m²
  • Temporary buildings (ie tents > 646 sqft, mobile homes on farms or during construction of a house)
  • Wind turbine generators with output >3kw
  • Farm buildings and structures

The following projects do not require a Building Permit:

  • Painting and replacing drywall
  • Landscaping Sidewalks
  • Driveways
  • Kitchen cupboards and replacement vanity
  • Replacement of plumbing fixtures reconnected to existing plumbing
  • Eavestroughs, siding or other cosmetic work
  • Replacement windows not requiring enlarging the header

Severance

A land severance is the authorized separation of a piece of land to form a new lot or a new parcel of land. This is commonly known as a consent. Applications for consent or consent and minor variance are received and processed by the County of Oxford's Land Division Committee, who are comprised of seven lay members and who meet once a month in the Council Chambers of the Oxford County Administration Building. All meetings are open to the public and if you wish to attend a meeting, please reference the currentagenda for the start time of the meeting. The Township of South-West Oxford may submit comments on consent applications, however, the administration of these files is completed by members of Oxford County's Community and Strategic Planning Office. The Consent process is administered by the Secretary-Treasurer of the land division committee who coordinates the application and facilitates the processing of approvals through various agencies and individuals.
